Architectural Design

design build

part one: feasibility

Feasibility is the kickoff of our full design-build process. Begin with a fixed upfront fee, and learn what’s possible for your space. We’ll explore multiple layouts, inspiration concepts, and budget scenarios to show you the full range of what is possible.

deliverables

  • View inspiration mood boards
  • 3D house scan and measurement
  • Existing Conditions Drawings
  • Zoning Analysis
  • See three custom design layout options with budgets
  • 2D floorplans
  • 3D renderings (black and white)

part two: schematic design

Schematic design is about refining your design into a beautiful, constructible solution that fits your budget. We’ll explore material palettes, introduce cabinetry, and color. Our production team will begin exploring your home to identify and pre-plan for potential issues or potential costs.

deliverables

  • One finalized design layout
  • Cabinetry concepts
  • Material Palettes
  • 2D elevations
  • 3D color renderings
  • Exploratory demolition (as needed)
  • Production trade walk
  • Fixed-price construction estimate

Design Details

design build

part one: selections

Get expert help to choose the products and finishes that fit your family and your space. We’ll explore different design styles and hone in on your unique aesthetic. Touch and feel samples, see personally curated options, and build your finishes from tile and sinks to furniture and soft goods.

deliverables

  • Expertly curated fixtures and finish options
  • Furniture layouts and selections
  • Guided showroom visits
  • Budget monitoring

part two: detailing

What sets a high-end remodel apart from a budget renovation is the detailing. This might include architectural elements, custom molding profiles, ceiling treatments, mantle designs, and more. To achieve successful outcomes in the field, it’s essential to explore how materials come together at key locations, at specified heights, and at specified locations.

Engineering details for additions, attic conversions, roofline changes, and structural reconfigurations are also required for permitting and construction. We tackle these during this phase.

deliverables

  • Interior & Exterior detailed drawings
  • Production review of design intent
  • Structural engineering

Cabinetry

design build

Cabinets and built-ins are functioning works of art. As a major budgetary item in many projects, they are too often value-engineered, resulting in poor quality and frustration for years to come. We uphold high standards for cabinetry and millwork for both design and construction. From combined cabinets and custom dimensions to extended stiles, we understand the details that make an ordinary kitchen or vanity exceptional. With a tiered approach to cabinetry selection, we offer a range of cabinets from stock options to fully custom, backed by our Red House standards of excellence and our three-year warranty.

types of projects

  • Kitchens
  • Vanities
  • Walk-in closets
  • Mudrooms
  • Pantries
  • Entertainment Centers
  • Libraries
  • Coffee and Beverage Bars

“As a company, we’re very particular about our cabinetry, millwork, and casework and how they are incorporated into a design. To do those details well, we need an in-house team to handle design, shop drawings, and on-site construction. It’s important to our team to be subject matter experts on the impactful details that stretch the realm of what’s possible”

Construction Documents

design build

We believe thorough and clear construction documentation creates successful projects. We provide detailed scope narratives and fully detailed construction drawings, so that our clients, designers, and builders are all aligned on the work.

We use Revit, the industry-leading software, to produce detailed 2D and 3D views, breaking complex sets into multi-page documents that outline demolition, lighting & electrical, tile, countertops, shop drawings, structural, and foundation plans. As drawing sets progress throughout a project, we continuously review these plans with our clients and team to ensure no details are left unresolved.

key deliverables

  • A detailed written scope of work outline
  • A complete, extended construction document set
  • QR codes with specifications and care instructions for individual
    fixtures and finishes

Permitting & Procurement

design build

Whether you need a building permit or a representative to navigate zoning, coastal, or historic district approvals, we are here to help. We handle 100% of our clients’ permitting needs. We will conduct a thorough zoning analysis, connect with your city or town, and assist with the site surveying process. We understand the complex zoning issues of coastal and historic New England and have a strong trackrecord of approvals.

Our procurement step sets the stage for purchasing all materials, fixtures, and finishes before your project begins. We monitor lead times, set reasonable decision-making deadlines, and treat purchasing as the final step in completing the design package before a project can be handed off to production.

key deliverables

  • Zoning application completion
  • Public hearing representation for zoning board or historic district commissions
  • All purchases approved and ordered ahead of project start
