Part 1: Feasibility

Part 1: Selections

Part 2: Detailing

To achieve successful outcomes in the field, it’s essential to explore how materials come together at key locations, at specified heights, and at specified locations.
Engineering details for additions, attic conversions, roofline changes, and structural reconfigurations are also required for permitting and construction. We tackle these during this phase.

We use Revit, the industry-leading software, to produce detailed 2D and 3D views, breaking complex sets into multi-page documents that outline demolition, lighting & electrical, tile, countertops, shop drawings, structural, and foundation plans. As drawing sets progress throughout a project, we continuously review these plans with our clients and team to ensure no details are left unresolved.

Whether you need a building permit or a representative to navigate zoning, coastal, or historic district approvals, we are here to help. We handle 100% of our clients’ permitting needs. We will conduct a thorough zoning analysis, connect with your city or town, and assist with the site surveying process. We understand the complex zoning issues of coastal and historic New England and have a strong trackrecord of approvals.
Our procurement step sets the stage for purchasing all materials, fixtures, and finishes before your project begins. We monitor lead times, set reasonable decision-making deadlines, and treat purchasing as the final step in completing the design package before a project can be handed off to production.

Clients stay informed through a private owner’s portal with daily photo updates and notes, along with weekly in-person site meetings to keep designers, project managers, and homeowners aligned.
Our work is backed by a three-year warranty-reflecting our commitment to craftsmanship, accountability, and lasting relationships long after construction is complete.

Design Essentials is ideal for projects that require focused design support without the full scope of design-build. This streamlined, eight-week process is tailored to your project—delivering exactly what’s needed, nothing more.
Best Fit:
Light kitchen or bath updates without layout changes, exterior improvements, custom built-ins, or projects transitioning from another designer with remaining design gaps.
Meeting 1
Meeting 1: Flexible agenda based on project scope. The focus is to gather key information for estimating and review preliminary design concepts.
As needed per project:
- Gather measurements to create existing condition drawings of the building & grounds
- Exploratory demolition of spaces
- Specialty trade partner site walk
- Meet your designer
- Review inspiration mood boards or preliminary concepts
Meeting 2
Meeting 2: Presentation of Design Concepts and/or Estimate of Construction.
As needed per project:
- Present schematic layout options based on the scope of work, client feedback, and designer input
- Present preliminary selection palettes
- Present options for interior/exterior design details
- Present the first draft of the construction cost estimate
Meeting 3
Meeting 3: Contract Review
As needed per project:
- Finalize project selections and interior design
on the final scope of the project. - Approve and sign the fixed-price Construction Contract based on the final scope of the project
- Review working permit drawings, including plans with
dimensions, details, and pertinent notes
